How Do REITs Work?

REITs, or real estate investment trusts, were created by Congress in 1960 to give all individuals the opportunity to benefit from investing in income-producing real estate. REITs allow anyone to own or finance properties the same way they invest in other industries, through the purchase of stock. In the same way shareholders benefit by owning stocks in other corporations, the stockholders of a REIT earn a share of the income produced through real estate investment, without actually having to go out and buy or finance property. This video provides some insight into what REITs are and how they work. The REIT industry has a diverse profile, which offers many benefits. REITs often are classified in one of two categories: Equity REITs or Mortgage REITs. Equity REITs own a wide range of property types including offices, shopping centers, hotels, apartments and much more. Equity REITs derive most of their revenue from rent on those properties. Mortgage REITs may finance both residential and commercial properties. Mortgage REITs get most of their revenue from interest earned on their investments in mortgages or mortgage backed securities. In addition, REITs may be publicly registered with the SEC and have their shares listed and traded on major stock exchanges, or they may be publicly registered with the SEC but not have their shares listed or traded on major stock exchanges, or they may be private companies (not registered with the SEC and not having their shares listed or traded on a stock exchange. Regardless of the type, REITs operate under a specific set of rules established by Congress. A REIT is an entity that: • is modeled after mutual funds • is treated by the Internal Revenue Code as a corporation • must be widely held by shareholders • must primarily own or finance real estate, and • must own its real estate with a longterm investment horizon. The IRS implements the REIT rules and oversees what qualifies as a REIT. The Internal Revenue Code requires a REIT to adhere to the following essential rules: at least 75 percent of the corporation's income must be earned from real estate as rent, real estate interest or from the sales of real estate assets; at least 75 percent of the corporation's assets must be real estate assets; and, at least 95 percent of income must be passive. REITs are required to distribute at least 90 percent of taxable income annually to shareholders as taxable dividends. In other words, a REIT cannot retain its earnings. Like a mutual fund, a REIT receives a dividends-paid deduction so no tax is paid at the entity level if 100 percent of income is distributed. REIT shareholders pay taxes on dividends at ordinary rates versus the lower qualified rate. Over time, REITs and the rules and regulations that govern them have evolved to meet the changing needs of the real estate industry and the broader economy. But throughout that process, REITs have remained true to the mission laid out by Congress in 1960: to make the benefits of income-producing real estate accessible to anyone and everyone. That does not mean that it is for everyone. There are countless different approaches that one could have to the stock market, and none of them are strictly right or wrong. Don't ever follow exactly what any one person tells you when it comes to the stock market - including me! Do your research and come to your own conclusions. QUESTIONS Q. Do you day trade? A. Essentially, no. I rarely day trade. I think that since I have started trading, I have only done 2 or 3 day trades. Q. Your chart assumes that you can identify highs and lows - how is that possible? A. It's not. My chart was a very basic version of the way in which I trade - very basic. If I could re-film the video, I would put more emphasis on identifying highs and lows - the emphasis being that you can never 100% identify them. If you trade, as I showed later in my chart, sometimes you will sell and the stock will skyrocket. Or, quite often, you will buy and the stock will plummet. It happens, and of course I experience this all the time. Q. How long do you hold stocks? A. This varies greatly, and can be anywhere from 1 day to months. On average, I probably hold stocks approximately 3 days - 1 week. Q. So, you are making this video to advise people to start trading? A. No. Absolutely not. I would be more likely to encourage people NOT to trade on the stock market than I would be to do vice versa. Q. So, you trade off your base of $10k, and live off of that? A. No. $10k is what I started with in my account two years ago. It is not what is in my account now. Q. Can you give me advice on...? A. No. Although I would love to help everyone, I am not the best means of advice for you. I am not trying to give anyone advice here - I am simply sharing a bit of insight into what my job as a stock trader looks like. SEBI barred Indian Stock Exchanges to stop sharing indices data with foreign stock exchanges for derivative trading. This action is taken to increase liquidity in the Indian Stock Market. In laymen terms, the derivative trading of Indian Stocks on Foreign Exchanges is banned. Recently, the contribution of SGX Nifty in Future contracts volume of NSE increased to more than 50%. One of the key reason is that the Singapore Stock Exchange allowed the single stock future contract of Top 50 Indian Stocks. Secondly, the FII's are preferring to hedge their cash positions in Indian Share market from SGX Nifty because of dollar denominated contracts and tax advantage after LTCG tax is introduced in India. The following are two exemptions 1. There is NO restriction in the ETF money. The FII's or FPI's can invest the money through ETF route as the money will come to India. 2. The Dollar denominated derivative trading is possible in GIFT city i.e. International Financial Services Centre in India. This is good news for Retail Investors in India as it will Stop speculation and manipulation in the Indian Stock Market by big investors. Japanese/English The Tokyo stock exchange bid farewell to floor trading on Friday and welcomed in computerised trading to take the world's second biggest economy into the year 2000. During the late 1980s, the daily frenzy on the floor of the Tokyo Stock Exchange was a symbol of Japan's energetic economy. But with the country in recession - stock exchange officials say using computers will be a more economical way of running the country's economy. The end of an era for these workers, carrying out floor trading for the last time. From tomorrow computers rather than people will be running the exchange. The decision to make the change comes in the wake of the Asian financial crisis which has plunged Japan into recession. The use of computers and cost-cutting are putting an end to the 120-year old tradition of face-to-face trading on Asia's largest exchange. Floor trading is still done in New York and Frankfurt, Germany, but other major exchanges have already gone electronic. Since 1986, stock exchanges in Hong Kong, Singapore, London, and Paris have closed their trading floors. The last deal in the Tokyo Stock Exchange was made at 0300gmt on Friday. Stock exchange officials held a special closing ceremony to mark the end of an era. SOUNDBITE: (Japanese) "It has been 120 years since the birth of stock market in this country. Since then, this trading floor has been the place where people meet and stock price to be determined and to be informed to public. This place has also been the symbol of economy." The huge open floor of the Tokyo bourse was once crowded with more than 2-thousand traders fighting for position as they used a complex sign language to buy and sell stocks. On Friday, after the end of the trading day, a closing ceremony with confetti and party noisemakers was held. A dozen securities-industry veterans demonstrated what is soon to be a lost art - trading by hand signals with which (m) millions of dollars worth of shares could be bought with the wave of a finger. Securities companies began switching to faster and more reliable electronic trading systems in the early 1980s. By last year, any Japanese stock could be bought and sold electronically while fewer than 10 percent could be traded directly on the floor. Only about 100 employees still worked there and floor trading accounted for a scant 0.2 percent of Tokyo volume. Trading floor veterans said the shift to computers was inevitable, especially because of the growing complexity of financial markets. Datuk Seri Najib also announced a trading link between Malaysia and Singapore's respective exchanges. The Securities Commission Malaysia (SC), and the Monetary Authority of Singapore (MAS), will work together to facilitate the establishment of a stock market trading link between Bursa and the Singapore Exchange (SGX), by year-end. The trading link will allow investors to trade and settle shares listed on each other’s stock market in a more convenient, and cost-efficient manner which follows through on-going efforts of the Asean Capital Markets Forum (ACMF). The Bilateral link between Bursa Malaysia and SGX will extend beyond trading to cover post-trade arrangements like the clearing and settlement of the stocks traded.
